The location of the Origo One business center is fully in line with the principles of sustainable mobility—it is situated in the immediate vicinity of the city’s main multimodal transport hub, ensuring convenient access to all forms of public transportation. Synergy with Riga Central Station and the upcoming Rail Baltica infrastructure makes this location one of the most strategically important in the Baltics, ensuring excellent connectivity at both the local and international levels.

The well-designed intersection of Satekles and Elizabetes Streets improves traffic flow and ensures convenient and safe access by both private and public transportation.

The Origo One environment is designed to be inclusive and accessible—ensuring convenient access for employees and visitors, including people with mobility and health impairments.

Innovation and Information Infrastructure

Special attention is paid to eco-friendly mobility, promoting easy access to the Origo One business center via modes of transportation that reduce urban pollution—bicycles, scooters, and electric cars. This promotes sustainable transportation and supports eco-friendly habits among both employees and visitors.

The area features a well-developed cycling infrastructure—above-ground bike racks for 50 bicycles, and a spacious, secure parking area for an additional 72 bicycles in the underground parking garage, with convenient access via a dedicated bike path. In addition, two self-service bicycle maintenance stations are available for minor repairs.

The underground parking garage also features designated parking spaces for office employees, including specially marked spots for carpooling, thereby promoting more efficient car use and reducing the number of vehicles in the city.

With a focus on improving the quality of the urban environment and traffic safety, Linstow Baltic has completed the reconstruction of the intersection of Elizabetes and Satekles Streets, creating a modern and safe traffic solution as a contribution to the city’s development.

Easy access for people with visual, hearing, and mobility impairments, as well as for people with strollers

To make it easier for people with visual impairments to navigate and find their way around the Origo One business center, Braille signage has been installed, voice announcements have been integrated into the elevators, and other specialized wayfinding solutions have been implemented. For people with hearing impairments, induction loops are available in common areas, ensuring clear and discreet sound reception without ambient noise.

The building is threshold-free, ensuring free and easy movement with various types of wheelchairs. Elevators are thoughtfully placed throughout the interior, and clear, user-friendly circulation routes have been created for both employees and visitors.

BREEAM certification

BREEAM is the world’s leading sustainable building assessment and certification system, and the Origo One project has also been assessed in accordance with these international standards. The new multifunctional Origo building, whose top three floors house the Origo One business center, was awarded an “Excellent” rating—the highest rating ever awarded to a shopping center in the Baltics—as early as the design phase.

The building’s development was carried out on a previously developed site, with special attention paid to preserving the surrounding environment—by integrating existing greenery and creating additional green areas, including landscaped terraces and gardens.

Sustainability is viewed as a long-term responsibility in this project—the goal is not only to preserve the quality of the existing environment but also to improve it, creating value for future generations.

Charging electric vehicles

Origo One ensures that those traveling in eco-friendly vehicles have the option to charge them. Electric vehicle charging stations are available in the underground parking garage.

Tenant portal for information exchange

To reduce paper consumption in communications with tenants, a digital tenant portal has been created to facilitate convenient and transparent communication with tenant representatives. At the same time, a high level of data security is ensured.

Rainwater for watering plants

Origo One features a variety of solutions for water conservation, stormwater reduction, and rainwater infiltration in the green terraces and roofs of the building’s courtyards. The green roofs and terraces are irrigated with rainwater, which reduces the amount of runoff entering the city’s stormwater drainage system.

To conserve water resources, the planters will be watered manually when necessary, but a sprinkler system will not be used.

Responsible approach to waste management. Employees and visitors to the business center are provided with the opportunity to use recycling bins, thereby promoting waste recycling and the reuse of resources.

Origo One office tenants are also provided with waste sorting facilities.

Energy efficiency measures at the Origo One business center

Since the building was commissioned, an international energy efficiency program has been implemented at the Origo One business center. Its goal is to ensure the efficient and sustainable use of energy resources in the building’s operations.

The following measures are being implemented as part of the program:

Currently, the main focus is not only on reducing energy consumption but also on using it as efficiently as possible. This is achieved by implementing modern and sustainable solutions:

the use of high-quality LED lighting solutions;
the selection of energy-efficient electrical equipment with reduced electricity consumption;
the improvement of the Building Management System (BMS), ensuring more precise microclimate control and optimized resource utilization;
regular calibration and optimization of technical equipment to ensure maximum operational efficiency.

All implemented energy efficiency measures are aimed at creating a sustainable, comfortable working environment and improving the quality of the urban environment in the long term.

The use of gentle cleaning products in cleaning

In facility cleaning, we promote the use of cleaning products that are gentle on the environment and human health, encouraging our partners to choose sustainable and safe solutions.

The Use of Sustainable Materials in Construction

Only certified timber (FSC) was used in the construction of the building. Strictly controlled inventory management was maintained throughout the delivery and use of all building materials. No paints containing volatile organic compounds (VOCs) that are harmful to health were used in the interior.

Reducing light pollution

In accordance with BREEAM requirements, the intensity of outdoor advertising and lighting is reduced or turned off at night to minimize light pollution in the urban environment. Natural lighting is utilized to the fullest extent possible in the terrace gardens.

Office spaces are designed with optimal depth to ensure maximum access to daylight and reduce the need for artificial lighting.

The microclimate inside a building

The Origo One business center building is not only visually appealing, but also prioritizes the health of its employees and visitors who spend time there every day, ensuring optimal lighting, room acoustics, thermal comfort, and air quality. For example, the ventilation system features carbon filters that reduce air pollution caused by diesel locomotives arriving at the station and mitigate its impact on health.

The Origo One P2 parking garage features specially marked spaces for carpool vehicles. If you’re coming to the center with colleagues or other passengers, we encourage you to use these spaces.

To promote carpooling, a platform has also been created that allows employees and visitors to easily organize shared rides to and from the Origo shopping center and the Origo One business center, reducing traffic congestion and the impact on the environment.

This is when two or more people share a single car to get from point “A” to point “B,” instead of each driving their own car.

The benefits extend to you, your family, and the environment. You save money on daily expenses and time spent looking for parking.

Carpooling reduces the number of cars on city streets and helps keep the planet green by not increasing carbon dioxide emissions.

Tips and advice for co-building:

Riders must agree on how often they will carpool.
On which days will each person be the driver?
What will the order of boarding and alighting be, and where?
Where is the meeting point?
Cost Sharing (Calculate the trip’s fuel costs, taking into account distance, fuel price, estimated fuel consumption, and additional costs (parking, etc.). Based on the number of passengers, divide the total trip cost by the number of passengers, agreeing whether the driver will contribute financially to the trip costs or if the passengers will cover them).
One-time ride (If you’re planning a one-time carpool, agree on when payment for the ride will be collected (before or after the ride) and how (cash, bank transfer, or otherwise).
Recurring rides (If you plan regular carpooling, specify how often and how the driver will be paid for the rides.
Car owners/drivers (Car owners should ensure the car is clean, decide whether smoking, eating snacks, or transporting pets is allowed during the ride, and discuss other rules to avoid misunderstandings during the trip).
Be on time! (Agree on a departure time and stick to it).
